1. Conversation
A site visit or a call. We talk about the block, the brief, the budget, and whether we are the right fit.
2. Concept Drawings
Before we quote, we design. Concept drawings cost $3,000 and give you a real plan to react to. [PLACEHOLDER: confirm whether this is credited toward the build if you proceed, and exactly what is delivered - floor plan, elevations, 3D.] The drawings are yours.
3. Fixed-Price Proposal
A detailed, itemised quote from the drawings. No allowances hiding surprises.
4. Build
Lew and the team on site. One point of contact. Regular walk-throughs.
5. Handover
We walk the finished home with you, hand over the keys, and stay on call for the warranty period.
Why do some builders charge for concept drawings?
Concept drawings are a real commitment on both sides. Once you put money behind the design, we put real time behind it too — a proper plan for your block, not a rough sketch to get you signed up. The drawings are yours either way.

Is the $3,000 credited toward the build?

What should I ask a builder before signing a contract in Queensland?
Ask for their QBCC licence number, whether the contract is a standard HIA or Master Builders form, and what allowances (if any) are in the price.
